What building departments across Canada actually expect — and how to keep your application out of the rejection pile.
Fabric buildings confuse building departments that haven't permitted one before — reviewers sometimes treat them as tents (they're not) or demand documentation written for conventional construction. Knowing what to submit, and how to answer the questions that come back, is most of the battle.
What every application needs: sealed engineered drawings from a professional engineer registered in your province, structural calculations to your site's climate loads under the National Building Code (and the BC Building Code or NBC Alberta Edition where applicable), a foundation design that matches the building's anchor layout, and a site plan showing setbacks and access.
Where applications stall: generic manufacturer brochures submitted instead of site-specific engineering; foundation designs that don't match the structure above them; missing snow-load calculations for the actual location; and occupancy questions on buildings people will work inside. Each has a standard fix — but only if someone recognizes the question behind the reviewer's comment.
Do temporary structures need permits? Often, yes — thresholds vary by municipality, size and duration, and 'temporary' means different things in different bylaws. Check before you build; retroactive permitting costs more in every way.
